All costs do not include the non-refundable $100 Administrative Fee due upon submitting your application. Costs are inclusive of utilities and are individual to each student. Costs are not split between roommates. Rates are tentative and subject to change. 

Room Types & Floor Plans

What's the difference?

Your room type is the style of bedroom and how many roommates you would like; for example, a UVA triple holds three students.

Your floor plan shows the overall apartment and number of suitemates; for example, a UVA triple is in a floor plan with six students total in two UVA triple bedrooms. Some room types (particularly at the QUAD) may be included in multiple floor plans. Please note that floor plans vary and we cannot guarantee your room will look exactly the same as it is pictured.

Fall 2025-Spring 2026 Rates 

Singles and Deluxe Singles

• UVA Single | $13,632

  This room type varies between three bedroom apartments styles. There is one person in the bedroom (private room) and there can be anywhere between six to seven people in the apartment.

  

  Each person in this room type will receive:

  • twin XL (extra long) bed
  • desk and desk chair
  • two chests of drawers
  • full closet

  Average Size is 99 sq ft.

• QUAD Single | $15,344

  This room type varies between two to four bedroom apartments. There is one person in the bedroom (private room) and there can be anywhere between three to seven people in the apartment.

  

  Each person in this room type will receive:

  • full size bed
  • desk and desk chair
  • wardrobe

  Average Size is 103 sq ft.

• QUAD Deluxe Single | $18,184 (limited availability, SOLD OUT)

  This room type is in a two bedroom one bathroom apartment. There is one person in the bedroom (private room) and a total of two people in the apartment.

  

  Each person in this room type will receive:

  • full size bed
  • desk and desk chair
  • wardrobe

  Average Size is 104 sq ft.

Doubles and Deluxe Doubles

• UVA Double | $11,000
  This room type varies between three to four bedroom apartments. There are a total of two people in the bedroom and there can be anywhere between six to seven people in the apartment.

  

  Each person in this room type will receive:

  • LOFTED twin XL (extra long) bed
  • desk and desk chair
  • two chests of drawers
  • half closet

  Average Size is 99 sq ft.

• QUAD Double | $11,784

  This room type is in a four bedroom four bathroom apartment. There are two people in the bedroom and a total of eight people in the apartment.

  

  Each person in this room type will receive:

  • twin XL (extra long) bed
  • desk and desk chair
  • closet

  Average Size is 158 sq ft.

• North Commons Double | $10,824

  This room type is a suite style bedroom for two people. 

  

  

  Each person in this room type will receive:

  • twin XL (extra long) bed
  • desk and desk chair
  • wardrobe

  Average Size is 290 sq ft.

• QUAD Deluxe Double | $13,064

  This room type varies between two to four bedroom apartments. There are a total of two people in the bedroom and there can be anywhere between three to seven people in the apartment.

  

  Each person in this room type will receive:

  • twin XL (extra long) bed
  • desk and desk chair
  • closet

  Average Size is 162 sq ft.

• North Commons Deluxe Double | $12,064

  This room type is a suite style bedroom for two people. Floor to ceiling windows provide panoramic views of campus. Take A Virtual Tour.

  Average Size is 300 sq ft.

• North Commons Premium Deluxe Double | $13,264

  This room type is a top floor suite style bedroom for two people. Spacious room with floor to ceiling windows provide panoramic views of campus. 

  

  

  Each person in this room type will receive:

  • twin XL (extra long) bed
  • desk and desk chair
  • wardrobe

  Average Size is 450 sq ft.

Triples and Deluxe Triples

• UVA Triple | $10,184

  This room type is in a two bedroom two bathroom apartment. There are three beds in each bedroom for a total of six people in the apartment.

  

  Each person in this room type will receive:

  • twin XL (extra long) bed
  • desk and desk chair
  • one chest of drawers
  • half closet

  Average Size is 174 sq ft.

• QUAD Triple | $10,624

  This room type is in a two bedroom two bathroom apartment. There are three people in the bedroom and a total of five people in the apartment.

  

  Each person in this room type will receive:

  • twin XL (extra long) bed
  • desk and desk chair
  • closet (there will be one extra closet to be shared between all three residents)
  • *** Photo shows four desks but three are provided
  • *** There is one set of bunked beds and one stand alone bed.

  Average Size is 245 sq ft.

• North Commons Deluxe Triple | $10,024

  This room type is a three person shared suite.

   

  Each person in this room type will receive:

  • twin XL (extra long) bed

   Average Size is 290 sq ft.

• North Commons Triple | $9,744

  This room type is a three person shared suite.

  Each person in this room type will receive:

  • twin XL (extra long) bed
  • desk and desk chair
  • wardrobe

  Average Size is 450 sq ft.

• North Commons Premium Deluxe Triple | $10,704

  This room type is a spacious three person shared suite with panoramic views of campus. 

  

  

  Each person in this room type will receive:

  • desk and desk chair
  • wardrobe

  Average Size is 475 sq ft.

Quadruples

• QUAD Quadruple | $10,104
  This room type is in a three bedroom two and a half bathroom apartment. There are four people in the bedroom and total of seven people in the apartment.

  

  Each person in this room type will receive:

  • twin XL (extra long) bed
  • desk and desk chair
  • closet
  • *** There are two sets of bunked beds.

  Average Size is 315 sq ft.

Meal Plans

Residents of North Commons can choose 1 of 3 Mandatory meal plans. Residents of UVA, QUAD, as well as commuter students will have a choice of 6 voluntary plans.
